SCANOTREK

Scan to BIM

Intelligent 3D Digital Twins

Converting high-density Point Cloud data into data-rich, parametric Revit models for smarter construction and facility management.

What is Scan to BIM?

Scan to BIM is the process of generating an Information-Rich 3D Model from laser-scanned data. While a CAD drawing shows lines, a BIM model understands the "DNA" of a building—knowing that a wall is not just a line, but a multi-layered object with material properties, structural data, and MEP connections.

At Scanotrek, we use our 15 years of Revit mastery to ensure your as-built models are not just geometrically accurate, but logically structured for the entire building lifecycle.

Level of Development (LOD) Expertise

LOD 200: Schematic Design. Approximate geometry and location of elements.
LOD 300: Detailed Design. Precise geometry, size, and orientation for construction documentation.
LOD 350: Construction Coordination. Includes support systems and connections for clash detection.
LOD 400: Fabrication Level. Highly detailed models ready for off-site manufacturing and assembly.
LOD 500: As-Built/FM. Verified field data for long-term Facility Management.

Our Specialized BIM Services

Architectural BIM

Detailed modelling of facades, interiors, complex roofs (slanted/curved), and structural components.

Structural BIM

Modelling of RC structures, steel trusses, and foundations based on site scans.

MEP BIM

Coordination-ready models for HVAC, Electrical, and Plumbing systems.

Revit Family Creation

Developing custom, parametric BIM content tailored to specific project requirements.

The Technical Workflow:

Cloud Analysis:

We process raw scan data (RCP/E57) to ensure high visibility of architectural and MEP features.

Parametric Modelling:

Using Autodesk Revit, we manually model elements directly over the point cloud to ensure 100% alignment.

Clash Verification:

We run the model through Navisworks to identify and resolve any discrepancies between the scan and the new design.

Data Integration:

Adding non-graphical information (manufacturer data, maintenance schedules) as per client requirements.

Why Scanotrek for BIM?
  • 15 Years of Revit Mastery: We specialize in the complex modelling tasks others avoid, including intricate architectural details and coordinated MEP.
  • Clash-Free Guarantee: Our models are built to identify errors before they reach the construction site, saving thousands in rework.
  • Global Delivery: We follow international BIM standards (AIA, ISO 19650) to support projects in the world.
  • High Performance: Optimized models that are "lightweight" and easy for your team to navigate without lag.

Choosing the Right Solution

Scan to CAD or Scan to BIM?

Find the Perfect Fit for Your Project.

Feature Scan to CAD Scan to BIM
Primary Output 2D Drawings (.DWG/.DXF) 3D Intelligent Model (.RVT / .IFC)
Best for Floor plans, elevations, and basic renovations Complex construction, MEP coordination & FM
Data Depth Geometry only (Lines, Arcs, Circles) Parametric Data (Material, Cost, Specs)
Clash Detection Manual / Visual check only Automated interference checking (Navisworks)
Accuracy High (Millimetre precision) High + Structural Intelligence
Lifecycle Use Design & Documentation phases Design, Construction & Facility Management
Turnaround Faster / Budget friendly Comprehensive / Higher Value

Which one do you need?

Choose Scan to CAD if:
  • You only need 2D floor plans or sections for permit approvals.
  • Your project is a straightforward residential or commercial renovation.
  • You are working with a team that primarily uses AutoCAD.
  • Budget and speed are your primary constraints.
Choose Scan to BIM if:
  • You are working on a Large-Scale project (Hospital, Hotel, Industrial Plant).
  • You need to coordinate MEP and HVAC systems without on-site clashes.
  • You require a Digital Twin for long-term building maintenance (Facility Management).
  • You are collaborating in a BIM environment (Revit) with multiple stakeholders.

Why Scanotrek Handles Both Masterfully

With 15 years of experience across both platforms, we don’t force a "one-size-fits-all" solution. We analyze your scan data and your end goals to recommend the most cost-effective path. Whether it’s a clean 2D DWG or a complex LOD 400 Revit model, our quality remains consistent.
